This page is an information hub to get to know the magic of the property, which is unique in Holmes County. The land is roughly-rectangular and measures 8.5 acres. The variety of landscape within this amount of space makes for a full immersion in nature. Beginning at the west, there is the rolling hillside above the spring-fed pond, continuing down into a wide open meadow that is bordered by woods (close to 40 different types of trees!) on the west, south and north, with the house on the eastern land. There is a "nested" feeling to the property, because it is surrounded by forest/unspoiled nature. This gives the sense that you are far from everything, yet you're still less than a 10 minute drive to the local grocery store.

Why an Auction?

The Pond and Central Land


The spring-fed pond is long-established and stocked with bass, blue gill, koi and White Amur/Grass Carp, which is a long-living, and a very large fish used to control weeds and algae. The pond is an oasis and a huge reason for the vibrancy of the property. Year-round, this area attracts wildlife, including deer, turkeys, foxes, countless birds like ducks, geese, herons, the occassional bald eagle and many, many more animals. The simple cabin on the southwestern portion of this area was originally built as a changing area for swimming in the 1980s. In 2014 we fixed it up as a rustic spot to stay overnight. It includes a firepit and composting toilet cabin, and is a great place for a restful night's sleep as you drift off listening to crickets and frogs. Our guests (many from busy cities) have loved the simple connection to nature that this little cabin brings.


This area also includes a couple of shorter trails, one on the edge of the southern woods, with both the north and south sides having ravines. This crevices speak of Ohio's history of glaciation which makes Holmes County the rolling land that visitors appreciate so much. It is also the area where we have chose to have our vegetable garden, in part because it includes a handy spigot connected to the spring, making watering your plants easy.


Trees -- You'll find 3 peach trees that we planted here: A central Red Haven, a Dwarf White and a Golden Peach, which is more dense and great for canning. Also in the garden area are tart dwarf cherry bushes, three almond trees and a lone buckeye sapling. On the north side, other less common trees include butternut, spruce, mulberry, a couple of young paw paws, pear, and not a tree, but a unique and robust kiwi berry vine. The southern region includes the deck with a great view of the pond and back hill and also boasts the property's largest tree - an old beech just along the shaded trail in the woods by the creek. Other trees here include white pines, cherry, tulip, black walnut, ash, maple, a redbud, paperbark birches, and more.

You'll also find another unique feature in the central land, the cob oven. Built in 2021, this is a traditional earthen oven like those built around the world since ancient times. It is fired by wood (cherry is our favorite choice) and has been used to make hundreds of pizzas and pita bread since being built.

The Front/Eastern Land

The front/eastern portion of the land is wooded and includes a small, finished cabin that can be used as an office, writer's retreat, etc... In the parking area, you'll find a covered woodshed with an overhead area for storage.


Yet another unique item in the Eastern Land is the rocket ship! Yes, you read that right. In 2020, we searched for a new playhouse for our youngest child and what we ended up with is half of a large wind turbine which was designed and made by NASA and the U.S. Department of Energy (you can still see the large DOE letters on the side) in the mid-1970s. As a collector's item and piece of U.S. history, this is quite a rarity, and we added new touches to make it what it is today. Learn more here about the wind turbine project.


This area also includes a composting toilet cabin and outside shower and yes - more varieties of Trees! Trees in this area include: Tiger's Eye Sumac, magnolia, black gum, hickory, maple, beech, oak, mulberry, pine, dogwood, Canadian maples, Japanese maples, ash, basswood, sasparilla, and thuja.

The Western Land

We fondly call this area the "back hill," and it has been the perfect place for trails. Because nature has been allowed to flourish, it is a great place to see wildlife up close without disturbing animals. From the top of the hill down to the pond is approximately four acres that we have allowed to fill in for the last 15 years. It is covered with young Black Walnut trees (approximately 300 black walnut trees are on the entire property, many ranging from 10-20 years old and numerous that are at least 50 years old). Black Walnut trees are the most valuable tree in the midwest for making fine furniture. This gives the property a built-in investment for the future if you would choose to harvest trees at some point down the road. In this area there are also several types of pear and apple trees, black gum, ash, maples and more. The southwest portion of this area is where the long-standing spring continually feeds into a 1000 gallon cistern and is piped down to the house. The top of the hill is a great location to take in the view spanning miles on a clear day.

The House

The approximately 2,000 sqf house was built in the early 1980s and includes a two car garage, and five bedrooms.


The lower level living area has two small bedrooms and one larger bedroom, a living /entry room and a bathroom. It includes a new radon mitigation system and has plenty of windows, allowing natural light to spread through the living area.


Upstairs, the kitchen faces the east and the rising sun and has a bedroom just off it, a living room with built-in oak cabinets, a remodeled bathroom including a hydrotherapy steam shower, hand-rolled tile from Seneca tile in Attica, Ohio and more. Off the living room, there is a large bonus room and an addition on the north side that we have used as a bedroom, but could easily be an office or serve some other purpose as it has its own exterior door. There are five skylights spread in the upstairs, allowing ample light into the space.


The house has a newer back-up generator, a Yamaha EF7200DE, which powers the entire house. Spring water is piped right to the house and enters a whole house filter, and throughout the house we have installed three under-sink triple filters with sediment block, lead out filtration and UV filtration.
